Rates & Room Occupancy
All rates are quoted per night.
Maximum Occupancy
- Standard Rooms: 2 guests
- One-Bedroom Suites: 2 guests
- Two-Bedroom Suites: Up to 4 guests
- Four-Guestroom Cottage: Up to 8 guests
Room assignments are based on availability at the time of arrival.
Reservation & Payment Policies
- Reservations are charged 5 days prior to arrival.
- Most weekends require a 2-night minimum stay.
- Holiday weekends generally require a 3-night minimum stay.
- Please contact us if you are interested in a shorter stay.
Cancellation Policy
Reservations may be canceled up to 5 days prior to arrival without penalty.
Cancellations made within 5 days of arrival are non-refundable.
Guest Policies
- Guests must be 12 years of age or older.
- Pets are not permitted anywhere on the property.
- Only registered guests are permitted on the property.
- All guests are required to sign a waiver prior to arrival.
Property Rules
To ensure a safe and enjoyable stay for all guests:
- The Inn is a smoke-free property. Smoking, vaping, e-cigarettes, and recreational or illicit drug use are prohibited anywhere on the property, including wooded areas and around the lake.
- Candles, oil lamps, incense, cooking appliances, or any open-flame items are not permitted in guest rooms or anywhere on the property.
- Please be respectful of fellow guests by avoiding excessive noise and disruptive behavior.
Pool, Jacuzzi & Lake Policies
- The heated pool and Jacuzzi are open daily from 9:00 AM – 9:30 PM.
- No lifeguard is on duty at the pool or lake. Guests use all water amenities at their own risk.
- Swimming in the lake is not permitted.
- Rowboats are available daily from 9:00 AM – 6:00 PM.
- Outside boats and motorized boats are not permitted.
- Guests using boats must wear a life vest at all times.
- Fishing is catch-and-release only.
- A valid New York State Fishing License is required.
- Live bait is not permitted.
Incidentals
To help us maintain the quality and cleanliness of the Inn, additional charges may apply when necessary.

Excessive Room Cleaning: $125–$450
- Rooms requiring cleaning beyond normal use due to excessive trash, spills, stains, odors, or food-related messes.

Use of Prohibited Items: $400
- Includes candles, incense, cooking appliances, or other prohibited items that create fire hazards or leave residue.

Damage to Linens or Furnishings
- Replacement cost of the damaged item plus an additional 50% fee.
- Unauthorized Pet Fee: $400
- Smoking Fee: $400
Accessibility
The Inn at Lake Joseph welcomes all guests. Due to the historic nature of the property, many areas are not wheelchair accessible, and removing certain architectural barriers would compromise the historic integrity of the building.
